5 City Blvd will be a 15 story office tower constructed in the master planned oneC1TY live-work-play community. Nestled between the West End and Midtown neighborhoods, the project will provide quick access to both the CBD and the residential communities of Sylvan Park and Belle Meade which house many corporate executives. Plans include 18,000 square feet of retail and restaurant destinations which will contribute to the rapidly growing Charlotte Ave corridor. Convexity acquired the site in fall of 2021 and plans to deliver the completed asset by fall 2024.

Eastline Residences is a 330-unit luxury apartment building located adjacent to Southern Methodist University (SMU) and the George W. Bush Presidential Center in Dallas, TX. Convexity owns several buildings in this area including the Beeman Hotel and 6060 at Eastline, an office building. Convexity managed all aspects of the development of the apartment building, which delivered in 2021, and is currently managed by Greystar. The high-rise community offers a thorough selection of finishes and floor plans, including studios and one-, two-and three-bedroom homes, all crowned by a penthouse selection on the 28th floor. With a stunning glass-frame design, each residence is awash in natural light to bring the outdoors in, complementing the active lifestyle of the area and the adjacency of the University Crossing Trail.

Eastline Residences

Convexity developed this prominent mixed-use project in Chicago’s Streeterville neighborhood in 2015. The hotel was developed for Loews Hotels with a pre-negotiated forward sale at completion. The apartments boast commanding and unobstructed views of both the city’s skyline and Lake Michigan. The building includes a rooftop pool, fitness center, relaxation balcony, and rooftop terrace with a complete chef’s kitchen. Convexity acquired the site and managed the development until the apartments were sold in 2016.

BMO Tower is a 52-story, Class A trophy office tower located at the intersection of Canal Street and Jackson Boulevard, which delivered in January 2022. Designed by award-winning architect, Goettsch Partners, BMO Tower features market-leading health and wellness design, excellent light and air with views of Lake Michigan, along with the largest outdoor park in the West Loop. The building has a direct pedway connection to Union Station and is within a five minute walk to Ogilvie Station and various CTA lines.

Design features include 29K-32K RSF efficient floor plates, 9’6” finished ceiling heights (12’ on select floors), private terraces on select floors, and the well-appointed amenities today’s workforce expects. The base of the building includes a 12,000 SF restaurant, market and lounge that is open to the public and certain to be a favorite of the tenants of BMO Tower. Viceroy Chicago is an 18-story, ground-up, post-tensioned concrete glass and brick building located at the intersection of State and Cedar Streets in Chicago’s Gold Coast neighborhood. Convexity acquired the site in 2009 and managed the zoning and entitlements with the City of Chicago to facilitate construction of the hotel. The building’s development includes the preservation and re-installation  of  the former Cedar Hotel’s four-story, brick and terra cotta façade. Goettsch Partners acted as the Architect of Record while Las Vegas’ TAL Studio provided interior design services for the hotel and NYC’s AvroKO provided interior design services for the hotel’s ground-floor restaurant. The hotel is managed by Viceroy Hotel  Group  and  is  part  of  their  Icon  Collection.  In  2021,  Viceroy  Chicago  was  recognized  by  Travel  + Leisure as the #1 Chicago Hotel, the #1 City Hotel in the Continental United States and the #51 Hotel in the world.

At the center of Chicago’s Wicker Park and Bucktown neighborhoods, The Robey presides over one of the city’s busiest intersections at Damen, North and Milwaukee Avenues. The Robey occupies two historic buildings: the North West Tower (Office, completed in 1928) and the Hollander Fireproof Warehouse (Storage, completed 1905). Convexity managed the zoning and entitlements to secure the appropriate zoning to convert the two Landmark buildings into a hotel and worked closely with local Aldermen and neighborhood groups to ensure that, when complete, the hotel would be an asset to the community and for the community. Convexity’s work included a complete exterior restoration of both buildings and the complete preservation of the North West Tower’s historic terrazzo, brass and marble lobby. The project secured the City of Chicago’s Class L Property Tax Incentive and Federal Restoration Tax Credits administered by the National Parks Service and Illinois Historic Preservation Agency. Antunovich Associates was the project’s Architect of Record while Interior Design services were provided by Belgium’s Nicolas Schuybroek and Marc Mercx and France’s Delordinaire. The Robey was recognized by Conde Nast Traveler in 2019 as one of the top 78 hotels in the world.

1900 Lawrence, a 30-story, Class A office tower located in Denver’s West CBD submarket, one of the city’s fastest-growing mixed-use neighborhoods. Designed by renowned architect Goettsch Partners, 1900 Lawrence will offer state-of-the-art office space, featuring expansive ceiling heights and highly efficient rectilinear floorplates with floor-to-ceiling glass, as well as multiple floors with private tenant terraces with views of the Front Range, Coors Field and Skyline Park. The Loews Hotel Chicago is part of a 52-story, mixed-use, ground-up concrete and glass structure located blocks from Lake Michigan. Prior to construction, Convexity had negotiated a forward-sale of the 400-key hotel, restaurant and ballroom to Loews Hotels –the hotel was sold to Loews upon completion in 2015.

The Abbot is a luxury 196-unit apartment building located adjacent to Michigan State University in East Lansing, MI. Convexity acquired the site in late 2015 and subsequently secured the necessary entitlements for the development and managed construction. In addition, Convexity successfully negotiated tax abatements which were approved by the City and State. The Abbot opened in 2020 and is managed by Peak Campus.

Convexity recently commenced construction on a 359 unit high-rise apartment project in downtown Salt Lake City. As the first Class A multifamily high-rises are underway in the market, this development will be among the first few assets to capture pent-up demand from the increasing number of residents migrating to Salt Lake City from markets accustomed to quality high-rise living.

Conveniently nestled between the Central City and Downtown neighborhoods, the project is in the heart of a true live / work / play environment surrounded by a variety of restaurants and nightlife. With the airport under 15 minutes away, the nearest TRAX light rail station one block south, and Park City ski slopes 40 minutes away, this location provides great access to both travel and leisure.

The Worthington Residences

4 East Elm is a 35-unit luxury condominium tower located at the prominent intersection of State and Elm streets in Chicago’s Gold Coast neighborhood. The units are 100% sold. The residential tower contains only two units per floor that range between 3,100 and 3,500 square feet, and each is served by its own private elevator. The building also includes La Colombe and Blue Mercury as tenants in its ground floor retail space. Convexity managed the project through site acquisition, entitlement, construction and the condo sale process.

Fieldhouse Dinkytown is a luxury 274 unit, 872 bed apartment building located in the Dinkytown neighborhood just three blocks from the University of Minnesota campus. The former brownfield site features a host of environmental and sustainability measures including electric vehicle charging and ample bike parking. The property features townhome style units as well as an assortment of luxury amenities including a state-of-the-art fitness center, expansive clubroom, and outdoor pool. Convexity partnered with Up Campus Properties to acquire the site in Spring of 2021 and the property delivered in Summer of 2023.

Fieldhouse Dinkytown

The Esquire Theater retail project is the definition of High Street Retail. Prior to Convexity’s acquisition, the Esquire Theater movie house(58 –68 E. Oak) –originally constructed in 1938 –sat empty for more than a decade. Starting in 2012, Convexity managed the zoning and entitlements, design and construction to give new life to the old theater and at the same time, revitalizing Chicago’s famed Oak Street shopping corridor. The Esquire Theater’s exterior was refurbished and Convexity meticulously salvaged the nostalgic Esquire Theater blade sign that had become synonymous with Oak Street. As part of the project, Convexity also constructed a new, three-story building (70 –104 E. Oak) adjacent to the Esquire Theater. Together, the two buildings attracted global retailers, including Tom Ford, Dolce & Gabbana, Christian Louboutin, Buccellati, Carolina Hererra, Sandro & Maje, Del Frisco’s Steakhouse and Fig & Olive Mediterranean restaurant. Convexity sold the asset in 2015.

RainDance is a master-planned community in Windsor, CO, approximately one hour north of Denver. The project primarily consists of horizontal land development: prepping lots with the infrastructure required for homebuilders. Lots have been sold to prominent homebuilders including D.R. Horton, American Legend and Journey Homes. Community amenities include a welcome and events center, community trails and RainDance River Resort –Northern Colorado’s largest water park at 1.5 acres.

An iconic hotel in Aspen, Colorado, Hotel Jerome originally opened in 1889 and was listed as a Landmark on the National Register of Historic Places. The first acquisition by Convexity Properties in 2009, Convexity completed the full restoration and renovation of the hotel in 2012. Local firm Rowland + Broughton handled the architectural design and Las Vegas’ TAL Studio provided Interior Design services. The project qualified for Federal Restoration Tax Credits and all materials that were salvaged during the restoration were donated to the local branch of Habitat for Humanity. Convexity sold its ownership interest in the hotel in 2015.

Hotel Jerome

Situated in Dallas' University Park neighborhood near Southern Methodist University and the George W. Bush Presidential Library, the Beeman Hotel at Eastline occupies a prime location with easy access to activities for every type of traveler. The independent, full-service 297 guest room property features a café and grab-and-go market, and a lively lobby lounge, including a full-service hotel restaurant. Seely’s Mill serves breakfast and dinner, and pairs with live music to welcome guests and neighbors alike. Dallas-based Yost Architects and Studio 11 Design partnered in the planning and designing, which was completed by Axis Construction in 2020. Amenities include 12,000 square feet of event space, a fitness center, business center and indoor pool. Evolution, the independent lifestyle division of Dallas-based Aimbridge, is currently managing the property. The property is adjacent to Convexity’s mixed use redevelopment project known as Eastline Dallas.

The Beeman Hotel

832 W. Fulton Market is a mixed-use project in Chicago’s popular Fulton Market neighborhood. Retail tenants include Punch Bowl Social and popular restaurants Beatrix, Aba and Chikatana. The project also includes office space leased to a law firm and underground parking. Construction involved demolition of an existing building and construction of a new steel building, while re-using portions of the existing foundation and façade.

The three-story 833 West Fulton Market building is situated on a 0.58-acre parcel located along the south side of Fulton Market. The building contains 18,064 square feet of ground-floor retail space with 38 work / live apartment units totaling 33,176 square feet located on the upper floors. The apartments feature hardwood floors, stainless steel appliances, washer/dryer, and central air conditioning, while communal amenities include elevator, laundry facilities, and secured entry. The building was constructed in 1884 and was renovated between 2003 and 2005. The building also includes a 56-space below-grade parking garage plus 12 surface spaces. Retail tenants include Publican (One Off Hospitality), Emporium, Gus’ Fried Chicken and Duck Duck Goat (Boka Restaurant Group).

178 W. Randolph will be one of the first urban, ground-up hotels to adopt Marriott’s new Courtyard design. The project is located adjacent to Chicago’s City Hall and is designed by Chicago-based DLR Group. The program includes a ground-floor restaurant and bar and second-floor meeting space. As a result of the ongoing global pandemic, Convexity anticipates delivering the project in Q4 2023.

The property previously served as an office building until 2013 when Convexity, in partnership with Core Spaces, acquired the asset and converted it into luxury apartments that delivered in 2015. Hub on Campus Columbia showcases a variety of amenities including a rooftop pool and sundeck, an indoor golf simulator, and a spa with steam room and sauna.

Originally home to the Covenant Club, this historic building was completed in 1923. Spanning over 80,000 square feet including ground floor retail and eight floors of office space. The building was converted to offices in 1987, but maintained the boutique styled façade.

High Boy Ventures II

The Three Arts Club building was originally constructed in 1915 as a residence for young women studying the arts and sat vacant from 2004 until Convexity’s acquisition in 2009. Along with Restoration Hardware (NYSE: RH), Convexity substantially renovated the building that had been designated a Landmark on the National Register of Historic Places and a Landmark by the City of Chicago’s Department Historic Preservation. The project included the restoration of the building exterior, preservation of the first-floor decorative fixtures and applied art and the construction of a glass roof over the interior courtyard. RH’s Chicago Gallery became the model for RH’s national rollout of its gallery concept. The project was awarded the Transformational Retail Award at the 2017 ULI Chicago Vision Awards and the project was the recipient of the 2016 Chicago Landmark Award for Preservation Excellence. Convexity sold the building in 2021.

The Walgreens flagship at the intersection of Wicker Park and Bucktown is located inside the historic Noel State Bank building. Originally constructed in 1921 for the Noel State Bank, the building was last occupied by a bank tenant in 2005. Along with Walgreens (NASDAQ: WBA), Convexity completed a comprehensive restoration of the building’s exterior and select interior elements, including the preservation of the building’s original, hexagonal skylight and highly-ornamental hexagonal ceiling trays. Walgreens also preserved the building’s vault repurposing the vault as a display for over-the-counter vitamins. The project received the Landmarks Illinois 2013 Richard H. Driehaus Foundation Preservation Award and was the recipient of the 2013 Chicago Landmarks Preservation Excellence Award for adaptive reuse.

The Walgreens Lincoln Park flagship is located on the highly sought-after Armitage retail corridor and was designed as a showcase property for Walgreens. The single-tenant property was sold by Convexity in 2019.
